Rentastic is accounting and property management software built specifically for real estate investors. Its purpose is to help automate your business by tracking property income and expenses — and turning a year of transactions into tax-ready reports. It's designed for residential landlords, from first-time investors with a single rental to seasoned owners with large portfolios.
The founders are real estate investors themselves. After struggling to make generic accounting software like QuickBooks work for rental properties, they built Rentastic specifically for the way landlords actually manage their finances — with properties, tenants, IRS Schedule E categories, and rental income as first-class concepts, not workarounds.
Rentastic is designed with residential real estate in mind, but it can be used to track a commercial property with relative ease. The income and expense tracking, reporting, and bank sync features all work the same way regardless of property type.
No — Rentastic is designed to replace QuickBooks for landlords, not integrate with it. QuickBooks is built for general small business accounting and requires significant customization to work for rental properties. Rentastic has IRS Schedule E categories, property-level P&L, and landlord-specific workflows built in from the start.
Rentastic's core focus is tracking income and expenses and generating tax-ready reports. Tenant screening (background and credit checks) and lease e-signatures are available as part of the platform's tenant management features. Rent collection (ACH/payment processing) is not currently supported — rent payments are tracked when they appear in your connected bank account.
There are two paid plans:
Both plans start with a 7-day free trial. No credit card required to start.
Yes. Every new account gets a 7-day free trial with full access to the Unlimited plan — bank sync, reports, deal analyzer, AI auto-classify, everything. No credit card required. When the trial ends, you choose a plan to continue or walk away — we never auto-charge because we never took a card.
We offer a 7-day money-back guarantee on paid subscriptions, no questions asked. See our full Refund Policy for details.
Yes. Upgrade, downgrade, or cancel anytime from within your account. There are no contracts or cancellation fees. If you cancel, your account expires at the end of your billing period.
No — but it's highly recommended. Linking your bank enables automatic transaction imports, so every rent payment, repair bill, and mortgage payment shows up in Rentastic without any manual entry. You can also add transactions manually if you prefer, or import them via CSV from your bank's website.
No. Linking a bank account is completely free on every plan. Core accounts can connect up to 2 accounts; Unlimited accounts can connect as many as you need.
Rentastic connects to your bank through Plaid — the same infrastructure used by Venmo and American Express. Your username and password are never sent to Rentastic or stored in our systems. Plaid handles the secure connection, and Rentastic only receives your transaction data in read-only form. We can never move money from your account. All data is encrypted in transit and at rest. Rentastic works with 12,000+ financial institutions — national banks, regional banks, credit unions, and credit cards. You can connect checking accounts, savings accounts, and credit cards. If your institution isn't listed, you can still import transactions using a CSV export from your bank's website.
When you first connect a bank account, Rentastic automatically imports up to 24 months of transaction history. After that, new transactions appear daily.
Rentastic generates three core financial reports:
The Unlimited plan also includes Schedule C reports for business income. All reports export as PDF or CSV.
Yes. You can invite your CPA or bookkeeper with free read-only shared access. They get their own login and can view all your properties, transactions, and reports — including Schedule E exports — without being able to change anything. It's free to invite accountants, regardless of your plan.
AI auto-classify (available on the Unlimited plan) analyzes your incoming transactions and automatically assigns the right IRS expense category to each one. Over time it learns your patterns — your recurring repair vendor always gets categorized as Repairs & Maintenance, your property manager's fees as Management Fees, and so on. You review and confirm, rather than categorizing from scratch.
Yes. If you make a purchase that covers multiple properties — supplies, insurance, a shared repair — you can split the transaction by dollar amount or percentage, assigning each portion to the right property and expense category. Each split shows up on the correct property's P&L.
Yes. Rentastic has apps for both iOS and Android, included free on every plan. The mobile app gives you the same portfolio dashboard, transaction view, and property details as the web app — so you can check your numbers from anywhere.
